We are an association of tenants living in the apartments.We offer different rooms, all centrally located inside the zone 5700 = centre Amsterdam in residential areas. Maximum 5 minutes walking from shopping centre and 5 minutes to public-transport. Close to all main-spots but not on Dam-square in the heart of the city-centre. ++++++++++ALWAYS VALUE for MONEY: euro 35 - 40 per night.IF you rent with a private shower+toilet include the price is also the extra kitchen with cooking-equipment.IF you rent with sharing bath + toilet the use of kitchen and use cooking-equipment is NOT included.Use of the sharing kitchen is Euro 5,00 p.p.p.n. extraThese prices with a kitchen are cheap for Amsterdam and you come home when you like with your own keys.All rooms are inside an residents-apartment. You use a room in the house of your hosts. You can not invite extra visitors + no parties. There are house-rules = no inconviences.Authorities in Amsterdam only accept tourists in apartments IF the host is also living in the same apartment.Otherwise you do not stay legal in an apartment.Apartments can not be used as a Hotel. These rooms are not furnished like a Hotel room.You can rent or sublet the entire apartment for less then 6 months.Rule 1 = you have to collect keys on a fixed time.The prices belonging to the condition that you collect keys after 15 pm and before 22 pmOutside these hours there is an extra charge for storage and housekeeping.If you arrive by Flight in Amsterdam after 23.00 pm you can not book this type accommodation. In that case you have to book an Hotelroom.If you arrive around 22 pm on the airport you have to use the taxi-service and pay extra for the late check-in.Late check-in = period 22 pm to midnight.After midnight NO check-in. ++++++++++MOST rooms 3-6 persons ( the majority ) have a PRIVATE bath-room + PRIVATE kitchen included in the total price.The cheapest bed-rooms for 1-4 persons are not-ensuite ( NO kitchen ) + you SHARE 1 bath + 1 toilet with the hosts..Bedlinen + all taxes are included.Not include are Meal-services, because food and drinks will not be served. This is not an commercial Bed & Breakfast.You have your self-catering kitchen ( only the rooms en-suite ). All rooms have different type beds. SMOKING POLICY-To enjoy legal a joint you walk in 3 minutes to the COFFEE-SHOP.10 more coffee-shops within 10 minutes walking.-By Law it is since 01-07-2008 forbidden to smoke in cafe's + restaurants + hotel-lounges + public-places.-Only in private-apartments smoking a cigarette or a joint is permitted. You can not smoke in the bed-rooms, only in the kitchen- or diningroom. - You can not smoke and hanging around in the public-area around the apartments. HOW to SECURE a BOOKING:-To finish your booking you have to pay in FORWARD on the top of the 10% charge EXTRA a REFUNDABLE KEY-deposit.-We refund this KEY-deposit on the day of departure.-You receive after your reservation 4 extra e-mails.
